A 21,361-square-foot Tudor-style mansion in unincorporated Naperville has sold for $8.3 million, setting the record for the highest residential sale in both Naperville and Will County history.
Located on Perkins Court, the seven-bedroom, 11-bathroom estate sits on nearly three acres and was purchased by buyers represented by William Squires of Real 1 Realty. The sale surpasses the previous DuPage County record of $8.07 million set in November 2023 and the $7.55 million Shamrock Court sale in February 2024.
The seller, Dr. Rocco Salviola, a Naperville-based physician and founder of Harmony Health Solutions, purchased the property in 2020 for $4.75 million. The home was listed in August 2024 at $9.8 million, later removed, and relisted in April at $8.65 million.
Salviola said his family undertook significant renovations, including finishing approximately 2,000 square feet in the basement and creating an 1,800-square-foot detached section. The property features a wellness center with sauna, steam room, and cold plunge facilities, a putting green, boxing studio, game room with a built-in ATM, and a private theater with a Steinway Lyngdorf sound system and a Rolls-Royce-inspired twinkle ceiling.
Katherine Karvelas, the real estate agent representing the property through @properties Christie’s International Real Estate, said the sale reflects the growing strength and national recognition of Chicago’s western suburbs in the ultra-luxury market. Buyers today recognize they can enjoy a world-class estate lifestyle outside the city without compromising on quality, privacy, or amenities, she noted.
The property had a 2024 tax year property tax bill of $67,293. The sale also surpasses the highest recorded residential sale in DuPage County — a Hinsdale home that sold for $7.67 million in 2021.
The Naperville record ties with a Lake Forest sale of $8.3 million in March as one of the highest-selling homes in the Chicago area for 2026, trailing only a $10.5 million Kenilworth mansion on Lake Michigan sold in December 2025.
Salviola said he sold the Perkins Court home because his family purchased a 20-acre property in Naperville to build a family compound, with the first house nearing completion.
